Finance and subsidy assistance

Make Your Hospitality Project Finance-Ready.

Project cost, feasibility and application coordination for owners who need a serious conversation with a bank. Green Heritage prepares and coordinates the file. Loan approval rests entirely with the lender.

A lender-ready file usually has

  • A structured project cost
  • A feasibility study with stated assumptions
  • A detailed project report
  • A promoter contribution plan
  • A documentation checklist

The journey

From project cost to the lender’s decision

Four steps are ours to prepare. The last is the lender’s alone.

  1. Project cost

A structured cost, with allowances marked as allowances.

  2. Feasibility

Whether the concept can carry its cost under stated assumptions.

  3. DPR

The report a lender usually expects, prepared with the owner’s professionals.

  4. Lender application

Papers assembled for the institution the owner chooses.

  5. Decision

The lender weighs the file and decides on credit.

    Decided by someone else

Who decides what

Four different things that are easy to confuse

Green Heritage

Finance assistance

  • Prepares and organises the project file
  • Coordinates papers and replies with the owner’s chosen lender
  • Does not lend, sanction or quote an interest rate

The lender

Bank approval

  • Assesses the file on its own policy
  • Decides whether to lend, how much and on what terms
  • Sets its own margin and conditions

The scheme

Scheme eligibility

  • Set by the scheme’s own rules and implementing agency
  • Depends on state, district, project type and timing
  • Is a question to verify, never an assumption

The authority

Government approval

  • Permissions and incentives are granted by the authority
  • Follow the notification actually in force
  • Claims are processed only after a valid application

The file

What a lender-ready file can include

Each item is included only when the written scope says so.

  • Project cost estimation

A structured cost, with the items still marked as allowances.

  • Detailed project report

The narrative and numbers a lender usually expects, prepared with the owner’s professionals.

  • Financial feasibility

Whether the concept can carry its cost under stated assumptions.

  • Revenue and occupancy assumptions

Written as assumptions. They are not a booking forecast.

  • Projected profit and loss

A study format for discussion with your advisor and lender.

  • Cash flow

Timing of spend and income, including the months before stabilisation.

  • Break-even analysis

The occupancy or revenue level the model needs. It is not a target we underwrite.

  • Debt service coverage analysis

A lender’s question, prepared so the file is readable. The lender judges it.

  • Promoter contribution planning

What the owner may need to bring. Banks set their own margin.

  • Term loan application preparation

Papers assembled for the institution the owner chooses.

  • Lender coordination

Meetings and replies. The sanction, if any, is the lender’s.

  • Working capital planning

The cash the hotel needs once it is open, discussed separately from the project loan.

  • Equipment finance evaluation

Whether machinery should sit in the project loan or a separate facility.

  • Documentation coordination

A checklist so the same paper is not missing twice.

  • Sanction and disbursement tracking

Following the lender’s conditions. Tracking is not a guarantee that money will be released.

Tourism Subsidy & Incentive Assistance

Eligibility first. Amounts only from a live notification.

A useful subsidy conversation starts with whether a scheme is in force for your state, district and project. It does not start with a percentage.

Madhya Pradesh

Invest MP’s official policy directory lists the Madhya Pradesh Tourism Policy 2025. It is a different policy from the earlier Tourism Policy 2016 (Amended 2019). Rates, thresholds, eligible project types and the policy period must be read from the 2025 policy document itself. They are not copied here, and this website does not state that any incentive applies to your project.

PMEGP

The Prime Minister’s Employment Generation Programme is a central credit-linked scheme for eligible new micro enterprises, implemented with KVIC and banks. A hotel project is not automatically inside it. Whether the scheme is currently open for applications, and its ceilings, margins and excluded activities, must be confirmed with KVIC and read from the official guideline before anyone relies on them. Those figures are not copied here.

CGTMSE

CGTMSE is a credit guarantee framework for eligible lending, not a subsidy and not a loan from Green Heritage. Cover, fees and borrower rules follow the trust’s current circulars at cgtmse.in. This page does not quote a cover level.

CGTMSE (official site, opens in a new tab)
  • Renewable-energy or infrastructure incentives are discussed only when an official, current notification applies to the project. None is claimed here.
  • Application deadlines, claim papers, employment conditions and disbursement rules are part of the notification actually in force. Confirm them with the issuing authority before relying on them.
  • Subsidy stacking is not assumed.

Eligibility questionnaire

Ten questions. The only positive result this form can show is “Potential eligibility — subject to official verification”.

Questions

Questions owners ask

Is Green Heritage a bank or a loan provider?

No. Green Heritage is not a bank and is not a licensed loan provider. It does not sanction credit, quote an interest rate, or guarantee an approval.

Are the old Madhya Pradesh tourism subsidy percentages still an entitlement?

Not necessarily. Invest MP’s policy directory lists the Madhya Pradesh Tourism Policy 2025, which is separate from the earlier Tourism Policy 2016 (Amended 2019). Whether and how any incentive applies depends on the policy text in force, your project type, location, approvals and the authority’s own scrutiny. Check the currently notified policy with the issuing authority before relying on any figure you have seen elsewhere. This website does not publish rates, ceilings or thresholds and does not promise a subsidy.
